Our Unique Process

Planning Phase

Prior to beginning construction, we will get to know you and your expectations. We seek to learn about your goals, lifestyle, visions and dreams, as well as gain an understanding of the features that are most important to you. Together, we will develop the floor plans, exterior views, site plans, and other details needed to create a comprehensive plan using materials, energy and space in the most efficient ways possible.

As needed, we’re at your service:

  • Help find your best-fit property
  • Assemble the architectural design team
  • Full service interior design collaboration
  • Provide itemized details of all budgeted costs
  • Secure all necessary permits required for local utilities & building regulations
  • Guide you through a process designed to achieve the best value for your investment
  • Be your consumer advocate throughout the process; every step of the way

Construction

Greg Bischoff uses his depth of experience as a licensed contractor to work with our clients during the Project Development process to ensure that new home plans are developed efficiently, accurately, and represent our client’s desires, every step of the way. Greg directly oversees and communicates with the plan development professional, engineers, building department and government officials.

  • During the course of construction, Mark Foreman is on the job to ensure that all work is being completed with great attention to detail and according to our timeline.
  • All clients receive access to a Project Management app that allows 24/7 access to project schedules, material and subcontractor selections, material photos, daily site logs, and much more.
  • Office Manager, Marissa Fernandez collects subcontractor agreements, Nevada contractor’s license verification, and proof of insurance for every worker and subcontractor on-site.

Project Accounting

Our accounting services make sure the expenses for each project, big and small, clearly relate to the established budget. Throughout the course of the construction phase, our skilled staff provides bi-weekly accounting services through our in-house Voucher Control system.

This unique system provides:

  • Lien releases from all subcontractors and material suppliers.
  • Bi-weekly reporting of money spent in relation to budgeted amounts.
  • A final accounting spreadsheet provided upon project completion.
  • Information about sales tax deductibility for your project spending.

Lender Liaison Services

For our clients that seek construction lending, Suncrest will complete all construction documents required by the lender. During the course of construction, we will work as a lender liaison for all draw requests in order to maintain good cash flow throughout the project.

After Move In

When construction is complete, we will compile all the closing documents to supply clients with the necessary warranties and manuals for new home products. In case any issues arise, our team will coordinate with material suppliers to seek replacement parts, services, or financial compensation, when warranted. All workmanship is warranted for one year after the Certificate of Occupancy has been issued by the local building entity.

  • We will be available for any questions, comments, and concerns.
  • Provide recommendations for additional needs outside of our services.
  • Be a friend in the community to give suggestions on the best places to ski, hike, eat, and enjoy the beautiful Reno-Tahoe area.
